FAQs

1. What services does 3Rivers General Contracting offer?

3Rivers General Contracting focuses on two core service areas: commercial construction and build-outs and commercial mitigation, restoration, and reconstruction.

Our construction services include commercial renovations, build-outs, tenant improvements, office construction, retail spaces, restaurants, medical offices, industrial and warehouse facilities, multifamily properties, and other commercial projects.

Our restoration services include water damage mitigation, fire damage restoration, smoke and soot restoration, storm damage restoration, emergency mitigation, and commercial reconstruction.

2. Does 3Rivers only work on commercial properties?

Yes. 3Rivers General Contracting is focused on commercial construction, commercial property restoration, and multifamily projects performed for property owners, businesses, developers, operators, and property management organizations.

We no longer offer individual residential remodeling or home-building services.

3. What types of commercial properties does 3Rivers work on?

We work across a range of commercial environments, including:

  • Offices
  • Retail properties
  • Restaurants
  • Medical and professional offices
  • Warehouses
  • Light industrial facilities
  • Multifamily properties
  • Mixed-use buildings
  • Commercial tenant spaces
  • Other business and investment properties

Project fit depends on the property, scope, schedule, and construction requirements.

4. What areas does 3Rivers General Contracting serve?

3Rivers is based in Pittsburgh and serves commercial clients throughout Greater Pittsburgh and Southwestern Pennsylvania, including projects in Allegheny, Butler, Beaver, Washington, Westmoreland, and Armstrong counties.

5. How do I start a commercial construction project with 3Rivers?

Contact our team and tell us about the property, type of project, location, approximate scope, budget, and desired timeline.

If you already have architectural drawings, construction documents, photos, or other project information, you can provide those as part of the initial conversation.

From there, we can discuss the project and determine the appropriate next steps.

6. What is a commercial build-out?

A commercial build-out is construction performed to prepare a commercial space for a particular business, tenant, or use.

Build-outs can include demolition, new walls, offices, restrooms, flooring, ceilings, lighting, employee areas, customer spaces, finishes, and coordination of electrical, plumbing, HVAC, and other building systems.

3Rivers performs commercial build-outs throughout Greater Pittsburgh.

7. What is the difference between a build-out, renovation, and tenant improvement?

A commercial build-out typically prepares a vacant, shell, leased, or previously occupied space for a particular business.

A commercial renovation updates, modernizes, repairs, or reconfigures an existing commercial property.

A tenant improvement generally refers to construction performed within leased commercial space around the needs of the tenant and requirements of the property or landlord.

Many projects contain elements of more than one category.

8. Does 3Rivers handle commercial tenant improvements?

Yes. We perform tenant improvement construction for businesses, landlords, property owners, and property managers.

Projects can include new layouts, offices, customer areas, restrooms, flooring, ceilings, employee spaces, finishes, and other improvements required to prepare leased commercial property for occupancy.

9. Can 3Rivers renovate a commercial property while the business remains open?

In some cases, yes.

Depending on the project, construction may be phased or sequenced around portions of the property that remain operational.

The feasibility depends on the construction scope, property layout, customer and employee access, utilities, safety requirements, noise, dust, and other site conditions.

We evaluate those requirements during project planning.

10. Does 3Rivers work with architects, engineers, designers, and property managers?

Yes. Commercial construction often involves a larger project team.

We regularly coordinate construction with appropriate architects, engineers, interior designers, property managers, landlords, ownership groups, vendors, and other project professionals.

11. Does 3Rivers handle permits and inspections?

Commercial construction may require permits, plan reviews, inspections, and other approvals depending on the municipality and project scope.

3Rivers coordinates applicable construction requirements as part of the project and works with the appropriate project professionals and local authorities when necessary.

12. How long does a commercial construction project take?

Commercial construction timelines vary considerably.

Factors can include:

  • Project size
  • Existing conditions
  • Permitting
  • Design requirements
  • Material lead times
  • Building access
  • Required trades
  • Property occupancy
  • Construction phasing
  • Inspections

A focused renovation may have a very different schedule from a restaurant build-out, multi-floor office renovation, or large commercial reconstruction project.

13. How much does a commercial construction project cost?

Commercial construction costs depend on the property, square footage, existing conditions, demolition requirements, finishes, building systems, project complexity, and intended use.

Rather than relying on generic cost-per-square-foot numbers, we recommend discussing the actual property and construction scope so the budget reflects the project you are planning.

14. What is commercial property mitigation?

Mitigation is the work performed after unexpected property damage to limit additional loss and stabilize the affected areas.

Depending on the situation, commercial mitigation can include water extraction, structural drying, dehumidification, selective demolition, damaged-material removal, temporary protection, and other immediate property-damage response activities.

15. What is the difference between mitigation, restoration, and reconstruction?

Mitigation focuses on stopping additional damage.

Restoration addresses the effects of the loss and prepares affected areas for recovery.

Reconstruction physically rebuilds walls, ceilings, flooring, offices, customer areas, and other portions of the commercial property that were removed or damaged.

3Rivers can support eligible commercial projects through each stage of that process.

16. What types of commercial property damage does 3Rivers handle?

Our mitigation and restoration work can include commercial property affected by:

  • Water damage
  • Burst pipes
  • Plumbing failures
  • Fire damage
  • Smoke
  • Soot
  • Fire-suppression water
  • Storm damage
  • Wind
  • Rain and water intrusion
  • Other eligible property losses

The appropriate response depends on the cause and extent of the damage.

17. Does 3Rivers handle commercial water damage?

Yes. We provide commercial water damage mitigation, restoration, and reconstruction services.

Projects can involve water extraction, structural drying, dehumidification, damaged-material removal, selective demolition, repairs, and reconstruction following burst pipes, plumbing failures, sprinkler discharge, roof leaks, storms, and other water losses.

18. Does 3Rivers handle commercial fire, smoke, and soot damage?

Yes.

Commercial fire losses can involve direct burn damage, smoke, soot, odor, suppression water, damaged finishes, and extensive construction repairs.

3Rivers can help move eligible projects from mitigation and damaged-material removal through commercial restoration and reconstruction.

19. Does 3Rivers handle commercial storm damage?

Yes. We provide commercial storm damage mitigation and restoration services for eligible properties affected by wind, rain, water intrusion, roof-related damage, debris, and other storm conditions.

Storm projects can also involve water mitigation and commercial reconstruction when the damage reaches the building interior.

20. Can 3Rivers rebuild a property after mitigation is complete?

Yes. This is one of the major advantages of working with 3Rivers.

We are not limited to the initial mitigation stage.

Once damaged areas are stabilized and ready for construction, our commercial contracting team can complete eligible reconstruction involving drywall, ceilings, flooring, framing, doors, painting, millwork, offices, common areas, and other damaged portions of the property.

21. Does 3Rivers work with commercial insurance restoration projects?

Yes.

3Rivers can document affected construction areas, develop scopes and estimates, perform mitigation and restoration work, complete reconstruction, and communicate relevant construction information with appropriate project stakeholders.

Insurance coverage, policy interpretation, and payment decisions remain between the policyholder and insurance professionals involved.

22. Does 3Rivers provide emergency commercial mitigation?

3Rivers responds to commercial property-damage situations requiring mitigation, stabilization, water removal, drying, damaged-material removal, and related restoration services.

If you are dealing with active commercial property damage, contact our team as soon as possible and provide information about the property, type of loss, and areas affected.

23. Can my business stay open during mitigation or reconstruction?

Sometimes.

If the damage is limited to one part of the property, unaffected areas may be able to remain operational while work occurs.

Whether this is possible depends on safety, utilities, access, construction zones, water or smoke damage, drying equipment, noise, dust, and the type of business occupying the property.

The property must be evaluated before an operational plan can be established.

24. Does 3Rivers work on multifamily properties?

Yes. We work with multifamily property owners, developers, operators, asset managers, and property management companies.

Projects can include common-area renovations, unit renovation programs, leasing offices, amenity spaces, capital improvements, water or fire restoration, and commercial reconstruction.

These services are provided as commercial property projects rather than individual residential remodeling.

25. Does 3Rivers work on warehouses and industrial properties?

Yes. We perform renovation, improvement, restoration, and reconstruction work for warehouses and light industrial facilities.

Projects can include offices, employee areas, restrooms, partitions, flooring, facility improvements, tenant construction, property-damage repairs, and other commercial scopes.

Specialized industrial environments are evaluated individually based on project requirements.

26. What makes 3Rivers General Contracting different?

Our ability to work across both planned commercial construction and unexpected property restoration gives us a broader understanding of commercial buildings.

We can build and renovate spaces when businesses are growing, moving, or improving their properties.

When something goes wrong, we can help mitigate the damage and then provide the commercial construction required to rebuild.

Across both sides of the business, we emphasize clear communication, quality workmanship, accountability, and practical project management.
